Under the general direction of the Chief Engineer I, perform a variety of skilled work in the operation, maintenance, and repair of boiler, heating, air conditioning, ventilating, lighting, power, water, water treatment, and other mechanical systems typically found in a state facility. Operates, maintains, and repairs boilers, heaters, pumps, expansion valves, stop valves, and float valves, together with all refrigerant lines and devices used to control temperatures. Operates, maintains and repairs air compressors, together with distribution lines and all valves. Operates, repairs, and maintains all types of motors and engines used to power pumps, compressors, and fans. Repairs and maintains single phase and multi-phase electrical circuits up to 550 volts. Repair and maintain electronic systems such as clocks, CCTV, security and alarm systems, energy management systems, and automatic power transfers. Calibrates control systems for air conditioning, refrigeration, heating, and ventilation systems. Repairs kitchen, laundry, sewage, and water systems.
Works in all areas of the facility. May work in confined spaces with limited ventilation and extreme heat. Involves heavy lifting over 25 pounds, often combined with pushing, pulling, bending, stooping, squatting, grabbing, carrying, kneeling, twisting and reaching at, or above, shoulder level. Includes sitting, standing, and walking most of the time, with, or while working on irregular surfaces, and periodically requires extraordinary physical activity. Must maintain the strength, agility, endurance, and sensory ability to perform the duties contained in this duty statement. The incumbent is expected to keep detailed records and preventive maintenance logs, maintain sufficient supply inventories, including estimating and requisitioning for equipment, parts, and material, and collaborate with local vendors and/or contractors regarding work projects. The Stationary Engineer must demonstrate a positive attitude and commitment to high quality work.
Monitors, repairs, and maintains air filters, refrigerant compressors, condensers, evaporators, refrigerant lines, pumps, valves,fans, motors and equipment associated with building HVAC system. Operate, repair, and maintain, single phase and multi-phase electrical circuits up to 600 volts, transformers, emergency generator, motors, controls, and appliances. Operates, repairs, and maintains water filters, water treatment, supply lines,waste lines, pumps, and piping used in conjunction with water and gas distribution. Performs routine monitoring and testing of fire, life, and safety systems in compliance wih rules and regulations and reports any issues with the systems to supervisors immediately.
Receives, prioritizes, responds, and performs all work orders related to correction and preventive maintenance on HVAC, electrical, including lighting fixtures and controls, plumbing, including sinks, faucets, drinking fountains, and mechanical rooms. Incumbent keeps a detailed, accurate record or log of all work performed and upon request provides written reports to supervisors on building minatenance nad repairus. Orders parts, makes recommendations onr epairs, ands attends job specific, as well as safety related trainings. Escort and assist vendors and/or contractors performng services throughout the facility.
Keeps and maintains adequate supply inventories, maintains and keeps on file all warranties and documentation related to equipment and parts purchased for building systems, picks up materials, parts and supplies from vendors warehouses needed to complete repairs. Provide calculations and estimates for modification or replacement of systems or equipment. Performs other duties as assigned.
